Room description

We as a landlord, are looking for people who are open to sharing a furnished 2 bedroom duplex.

This furnished all-inclusive duplex is strategically located close to Wayne Gretzky Drive, downtown, the exhibit grounds, Refinery Row, Anthony Henday, Sherwood Park and Fort Saskatchewan.

It is by a FTN (Frequent Transit Route) bus route now and past 2020 with one of the routes linking Capilano to downtown to West Edmonton Mall without transferring. The bus stops are very convenient.

This home has been renovated with laminate and tile floors, doors, screen doors and windows.

The renovated bright kitchen with LED lighting contains dishes, linen, cutlery, revolutionary non-stick cookware and kitchen accessories. The stainless steel dishwasher and small appliances like a blender and a Keurig coffee maker in addition to a traditional drip brewer.

The living room with a large front window and natural stained wood wall has a plush Canadian-made queen sized pullout sofabed and matching love seat, a large 4K Ultra HD TV with satellite HDPVR and fireplace.

One bedroom has a queen sized contemporary and clean design platform bed with silver accents and the other bedroom has 2 XL pillow top twin beds that can be converted into a uniform king sized bed, your choice of arrangement. All beds have room for storage beneath them. There is a 4K UHD LED TV with satellite programming in the bedroom. The combination of energy saving blackout curtains and new luxurious mattresses offer a great sleep.

The bathroom with towels on an extensive towel rack has a vanity with mirror, a mirrored medicine cabinet, a deep soaker tub/hand shower with tile surround and decorative lighting. Use the 4 spray hand shower, adjustable height shower head/rainshower or both at one time for the ultimate showering and massage experience.

Wireless and wired N internet and HD PVR satellite TV are available. There is no guessing how to use something in a new place - you have access to all available manuals for all equipment.

The new front loading washer and dryer are internal to the unit. The advantage is less wear and tear on clothing, an additional rinse cycle to reduce detergents and additives, vibration control, and wash time that equal dry time so there is no waiting.

Besides the linen and towels, the linen closet has room to store the vacuum cleaner, ironing board, professional steam iron and more.

In the basement there is ample sound separation and separate utilities.

There is street parking and parking stalls in the back are energized.

A number of strip malls offering a huge variety of services beginning with a Circle K and a popular personal fitness center are half a block away.

One block behind the duplex in a residential area is Edmonton Public Schools' center for home education services or distributed learning school, Argyll Centre. It offers courses and programs for adult education and career advancement. This centre is also a dedicated testing facility for individuals who require professional licensing. Specifically, it offers online 24/7 learning, home education services, Christian Programming, Earn While You Learn, site and classroom-based Caraway Program for K-9. It has an onsite gym and library. There is a public playground and school yard outside.

At the end of the block is the brand new Capilano Library nestled in a beautiful ravine. A ten minute walk will get skateboarders, BMX riders, push scooters and inline skaters to the new Capilano/Fulton Ravine South Skatepark across the street from Capilano Mall.

It takes 5 minutes to get to King's University, 5 minutes to Concordia University, 9 minutes to NAIT and 9 minutes to get to University of Alberta (UofA) campus. In 2015, National Geographic named Edmonton as one of the best summer trips for its international events and Edmonton's river valley is highlighted as Alberta city's best draws.

What we now have available is the bedroom with the king bed/2XL twin beds and a 4K UHD LED TV for $695/month and a bedroom with a queen platform bed for $655/month. All you need is a suitcase.
