Room description
I have a large, second-floor room with bay windows available for rent November 1st in a house on a tree-lined residential street in Leslieville.
The rent is $950 per month with utilities included. The internet bill is $73.45 per month so you would pay half of that, which works out to be $36.70 (e-transfer preferable).
The house is located near the intersection of Gerrard Street East & Greenwood Avenue - steps away from the 506 streetcar line and Greenwood Park. There are two grocery stores nearby: Food Basics at Gerrard Square and No Frills at Gerrard & Coxwell.
There are two other residents in the house besides myself - the landlord, an 85 year old Chinese man who doesn’t speak any English, lives on the main floor with his son who is blind, so that’s something to be considerate of. The landlord and his son are very respectful of space - they don’t come upstairs or involve themselves in your business, so you don’t have to worry about that.
There is a shared entrance leading up to the second floor. The second floor is like its own apartment - it has a washroom, a kitchen, a dining room, and two bedrooms, one of which is mine. The house is a bit old, run-down, and drabby, but it’s a safe, quiet, comfortable place to live. It’s a very quiet house with minimal social interaction - everyone just goes to their respective spaces and keeps to themselves.

I am a 39 year old male (he/him) artist, writer, and musician.
I am a straight male of Irish-Canadian ancestry, but I am an ally and supporter of causes such as LGBTQ+ rights, feminism, anti-racism, human rights, and animal rights, so that’s where I stand politically. If you do not share these values and if these values are not compatible with you, please do not apply.
I am an introverted person who spends a lot of time in his room, so this must be something that you are 100% ok and comfortable with. I don’t want to live with any judgemental people who are going to involve themselves in my business and cause a problem for me.
I don’t drink alcohol and I don’t use drugs, but I do smoke marijuana. If you have any judgemental issues with marijuana, please do not apply.
All in all, I am a kind, polite, friendly, and respectful individual who will stay out of your way and respect your space. In turn, I expect the same. I am a private individual so ultimately I just want to be left alone with my space and privacy respected.
I am what’s considered the “primary tenant” at this residence who writes and signs the rent cheques to the landlord. That means that you would be entering into what’s called a “roommate agreement” with me, not a “sub-tenancy”. This means that you pay $950 (plus half of internet) to me every month on the last day of the month, preferably via e-transfer. That is the agreement.
According to the Landlord & Tenant Board, someone entering into a roommate agreement under a primary tenant does not have rights under Residential Tenancies Act. That means that I, as the primary tenant, am under no legal obligation to the Residential Tenancies Act if I need to evict you for any reason. Therefore, I do not have to follow the protocol of eviction forms, hearings, tribunals, etc. If I serve you with one month’s notice, you are to leave without incident. It’s important to understand and accept this before moving in.

Looking for a kind, friendly, respectful, mature, and responsible person to rent the room. Someone who is working full-time (out of the house - not working from home) and someone who will pay rent on time every month with no issues. Best suited for artists, writers, and musicians but anyone is welcome to apply.
Absolutely no alcoholics or drug users. As I said, I smoke marijuana so it would be preferred if you did too, but absolutely no users of any other kinds of drugs. I don’t care if you drink occasionally, but I do not want to live with any alcoholics or anyone who drinks on a regular basis. If you are an alcoholic or user of any drugs other than marijuana, please do not apply.
It’s a very quiet house so it would not work if you’re a loud person who has people over all the time. I don’t care if you have a partner or friend or whatever that wants to visit sometimes, as long as they are respectful and abide by the rules and aren’t here every night, but this room is for a single tenant only - no couples.
I don’t want to live with anyone who is conniving, subversive, hostile, passive-aggressive, aggressive or violent- obviously no sketchy, violent people and no weapons of any kind or anything like that. If you have any of these qualities, please do not apply. It is your responsibility and obligation to keep this a safe, peaceful, comfortable, drama-free place to live. I don’t want to live with anyone who will do anything weird like harass me or go into my room when I’m out or anything like that.
As long as you are a kind, friendly, respectful, mature, and responsible person who will pay rent on time every month and respect my space and privacy, there should be no issues. In turn, I will stay out of your way and respect your space and privacy. My hope is that you will feel safe and comfortable here as your home, as long as it’s compatible and you pay your rent on time and not cause any issues.
I would prefer to live with someone who is vegan or at least vegetarian, but I understand that this may be difficult. I used to be vegetarian and even vegan but I do occasionally eat meat and dairy these days. I would like to get back to a vegetarian and possibly even vegan diet at some point, so I would prefer a roommate who is at least vegetarian. Having said that, I won’t outrightly reject you from living here if you are not vegetarian.
As long as we can both be kind, friendly, respectful, mature, and responsible adults who stay out of each other’s way and respect each other’s space and privacy, there should be no issues.
